IBS V-PLUS PANEL DI GUNAKAN UNTUK PEMBINAAN RUMAH SEWA 4 PINTU DI BESUT, TERENGGANU
Penggunaan Sistem Binaan Berindustri atau Industrialized Building System (IBS) melalui aplikasi IBS V-Plus Panel telah diaplikasikan dalam pembinaan projek rumah sewa empat pintu di Besut, Terengganu. Projek ini melibatkan pembinaan empat unit rumah sewa yang dibina secara berkembar dalam satu barisan, menjadikannya lebih praktikal dan menjimatkan penggunaan tanah. Pemilihan IBS V-Plus Panel bagi projek ini adalah bertepatan dengan keperluan pembinaan rumah sewa yang memerlukan tempoh siap yang cepat, kos yang terkawal serta kualiti binaan yang konsisten bagi setiap unit.
Dari segi teknikal, IBS V-Plus Panel direka dengan ukuran standard iaitu ketinggian sekitar 3000mm (10 kaki), kelebaran 610mm (2 kaki) serta ketebalan antara 100mm hingga 200mm. Spesifikasi ini memudahkan proses pemasangan di tapak pembinaan rumah sewa empat pintu kerana setiap panel dapat disusun dengan tepat mengikut pelan yang telah ditetapkan. Teknik pemasangan IBS V-Plus Panel bagi projek ini dimulakan dengan kerja setting out bagi menentukan garisan penandaan (marking line) sebagai panduan kedudukan panel. Seterusnya, simen pelekat (adhesive) akan disapu pada panel sebelum dipasang mengikut susunan yang telah dirancang dalam pelan. Bagi memastikan sambungan yang lebih kukuh, proses locking akan dilakukan pada bahagian atas, tengah dan bawah panel menggunakan besi y10 dan r6. Kemudian, steel mesh dipasang pada bahagian sambungan bagi mengukuhkan struktur sebelum kerja kemasan seperti skim coat dan finishing dilaksanakan. Kaedah ini memastikan dinding yang terhasil adalah lebih kukuh, rata dan tahan lama.
Sepanjang pelaksanaan projek ini, pasukan teknikal IBS V-Plus turut turun ke tapak bagi memberikan panduan secara langsung kepada kontraktor dalam memastikan kaedah pemasangan dilaksanakan dengan betul. Pemantauan secara berterusan juga dilakukan bagi memastikan setiap peringkat pembinaan berjalan lancar mengikut spesifikasi yang ditetapkan. Hasilnya, projek rumah sewa empat pintu ini dapat disiapkan dengan kemas, tersusun dan berkualiti tinggi, sekali gus membuktikan bahawa IBS V-Plus Panel merupakan pilihan yang sesuai dan efisien untuk pembangunan rumah sewa khususnya di kawasan seperti Terengganu.
IBS V-PLUS PANELS USED FOR THE CONSTRUCTION OF 4-DOOR RENTAL HOUSES IN BESUT, TERENGGANU
The use of the Industrialized Building System (IBS) through the IBS V-Plus Panel application has been applied in the construction of a four-door rental house project in Besut, Terengganu. The project involves the construction of four rental housing units built in a semi-detached manner, making it more practical and land-saving. The selection of the IBS V-Plus Panel for this project coincided with the construction needs of rental houses which require a fast completion period, controlled costs as well as consistent build quality for each unit.
Technically, the IBS V-Plus Panel is designed with standard measurements of around 3000mm (10 ft) in height, 610mm (2 ft) in width and thickness ranging from 100mm to 200mm. This specification simplifies the installation process on the construction site of a four-door rental house as each panel can be arranged accurately according to the predetermined plan. In the context of this project, the use of these precast panels clearly helps to speed up the construction of the wall structure of the four units simultaneously, thus ensuring uniformity of design and final finish.
The IBS V-Plus Panel installation technique for this project begins with setting out work to determine the marking line as a guide to the position of the panel. Next, the adhesive will be applied to the panels before being installed in the order that has been planned in the plan. To ensure a stronger connection, the locking process will be carried out on the top, middle and bottom of the panel using y10 and r6 irons. Then, steel mesh is installed on the connection to strengthen the structure before finishing work such as coat and finishing schemes is carried out. This method ensures that the resulting walls are sturdier, flatter, and durable.
During the implementation of this project, the IBS V-Plus technical team also went to the site to provide direct guidance to the contractor in ensuring that the installation method was implemented correctly. Continuous monitoring is also carried out to ensure that each stage of construction runs smoothly according to the stipulated specifications. As a result, this four-door rental house project can be completed neatly, organized and of high quality, thus proving that IBS V-Plus Panel is a suitable and efficient choice for the development of rental houses, especially in areas like Terengganu.
